What is Conveyancing?

What does conveyancing mean?

Conveyancing is the legal process of transferring ownership of a property from one person to another. When you buy or sell a home, one of our qualified lawyers manage this process on your behalf with the assistance of our friendly and experienced support team. It typically involves:

  • Reviewing and preparing legal documents
  • Liaising with estate agents and the other party’s conveyancer
  • Ensuring compliance with legal and regulatory requirements (for example, identification and anti‑money‑laundering checks)
  • Carrying out property searches
  • If the property is leasehold, liaising with the landlord and any management company and reporting to you as required
  • Liaising with mortgage lenders and complying with their requirements
  • Reporting to you on the terms of your mortgage offer (purchase matters)
  • Drafting the Land Transaction Tax or Stamp Duty Land Tax return for your approval
  • Submitting the return on completion of your purchase, paying any tax due on your behalf, and ensuring the legal title is properly transferred and registered

  • VAT payable at the prevailing rate
  • Disbursements such as search fees, Land Registry fees and Land Transaction Tax/Stamp Duty
  • Additional costs may arise depending on your specific transaction or information that was not known to us at the outset

Our fixed-fee structure begins from:

  • £1,095 plus VAT and disbursements – Freehold sale (no mortgage)
  • £1,490 plus VAT and disbursements – Freehold purchase with mortgage
  • £1,545 plus VAT and disbursements – Leasehold sale or purchase
  • £695 plus VAT and disbursements – Re-mortgage (depending on circumstances) 

These are starting figures and the exact cost will depend on factors such as type of property, source of funds to include gifted monies, mortgage status, shared ownership and auction transactions.
